Won’t You Be My Neighbor – Willoughby Hills, Ohio

By MidModMichelle

Calling all Frank Lloyd Wright fans, the Louis Penfield House in Ohio has hit the market at a cool 1.3 mill! Thanks to Candace R. at Estately for alerting us! I really wish there were more photos to enjoy in the listing (that were current) even though the snow sure does look pretty. This home would look beautiful against any seasonal backdrop though to be fair! The home has been open to tourist bookings, and boy would I have loved to stay there if I had known. Let’s take a look!

This Frank Lloyd Wright designed home is located at 2215 River Rd, Willoughby, Ohio on a heavily wooded lot with river frontage. It is a 3 bedroom, 1 bath, 1,730 square foot home built in 1955 that is being offered at $1,300,000. The listing is courtesy of Karen Eagle at Howard Hanna Homes of Distinction. For more information and additional photos you can check out the listing here. From the listing:

The Louis Penfield House, designed by Frank Lloyd Wright and built in 1955, has had one owner and sits on a rise overlooking the Chagrin River. The 30 acre property also contains the last original building site and plans for Wright’s final residential commission, Riverrock, designed in 1959 and unbuilt. This completely restored Usonian home features a floating staircase and a 12’ floor-to-ceiling glass walled living room; offering a panoramic view of the distant bluffs of the Chagrin River, constructed of heavily textured concrete block w/deeply raked horizontal mortar. All of the Wright-designed furniture is included. The fully functioning radiant-floor heating system is fueled by one of two natural gas wells located on the property. The kitchen counter top was milled from a tree toppled in a storm fifty yards from the house. Using material provided by the land furthers Wright’s vision of organic architecture. Property offers heavily wooded acreage with approximately 600’ of river frontage and is enrolled in the American Tree Farm System. Penfield House has operated as a vacation rental since 2003 and is offered for sale as either a private residence or ongoing tourist destination. Occupancy rate avg. 285 nights annually. Two more income-producing houses are located at site, w three units total; all are currently tenant-occupied. Low taxes, no gas bill, solid business opportunity for investor or Frank Lloyd Wright fan. Land is sub-dividable. Pre-qualified buyers only.

Any fellow Frank Lloyd Wright fans out there? I loved visiting his home and studio in Oak Park, Illinois and taking the Wright around Oak Park tour. I definitely recommend it for other FLW enthusiasts!

Be sure to visit the Gordon House some day, the only FLW house in Oregon. One of his ambitions was to build something in every state, and this is well worth seeing. They have guided tours (we were the only ones on our tour, so had our guide all to ourselves) and the house is available to rent for meetings, events and weddings. Very cool!

Beautiful! There’s also the Seth Peterson cottage on Mirror Lake in Wisconsin that you can rent out for overnights. It’s a wonderful experience to stay at a Frank Lloyd Wright house!
